Case Studies

Option Agreement: Brook House, Idmiston

JJ Acquisitions were approached by a regular agent about a small parcel of garden land that had been refused planning on three previous attempts. We signed an option agreement with the owners and worked through the house design with them to ensure that they were comfortable with the design.

We then initiated discussions with the planning department in the very early stages and got a brief together for our architect. After 12 weeks we had secured consent and the build was successfully completed in a 16-week period.

Unconditional Purchase: Russett Meadows and Appletree Road

JJ Acquisitions purchased a bankrupt site which consisted of three part build detached properties and outline planning permission for a terrace of four.

Although outline planning permission for the terrace had been granted there were still issues that needed to be resolved regarding a line of sight that was necessary for the developments access road. Without these issues being resolved no development would have been possible and due to a break down in communication between the previous developers and the land owners, the site had ground to a halt.

Through delicate negotiation with the neighbours we were able to come to an agreement regarding their land and the necessary access was granted which allowed the development to take place.

Unconditional Purchase: The Butt of Ale, Salisbury

JJ Acquisitions constructed two bungalows in the pub car park in 2009. One of our clients called us and said the pub was being sold in January 2012. We were successful in our purchase due to our previous experience in the surrounding area and the ability to proceed quickly and complete in 28 days.

We gained consent in March 2013 for three 4-bedroom homes and a sensational 3 bedroom home. Now the project is complete the scheme is being submitted to Salisbury civic society for its architectural importance.

Unconditional Purchase: Woodlands Development

JJ Acquisitions purchased a bankrupt nursing home in Hampshire and redeveloped it into three stunning detached houses and one bungalow.

We managed to achieve the perfect use of space available for the design by working closely with a local architect and the scheme was granted planning permission on our first application. Part of this was due to the close relationship we forged with the local residents and neighbours. By ensuring their needs and worries were taken into account at the design stage they are all very happy with the finished development and their support helped us with our planning application.
